What to expect when selling your home?

  • Listing Walkthrough: We walk the home and suggest any improvements, touch ups, decluttering and/or repairs to complete prior to listing the home.

    Remodeling Impact Report

  • Comparative Market Analysis: We will complete an analysis for your review of comparable homes that have recently sold as well as absorption rate to know what to expect when you list your home on the public market.

  • Gathering Documents: When you are ready to list, we will gather many documents for the sale, including elevation certificates, surveys, prior inspection reports, etc. We will also walk through a listing agreement to ensure everyone is agreeable to move forward.

  • Photography and Videography: This is simply the most important piece of the puzzle paired with pricing the home properly. If the photography is poor, the marketing will fail. It is important to ensure the home is true reflection of the condition as well as ensuring the photography highlights the home in the right ways.

  • Matterport 3D Tour and Floor Plan: If your listing agent isn’t leveraging 3D tours to market your home, you should probably find another agent.

  • Listing Binder: We will prepare a binder that includes all relevant materials, including your sellers disclosure, improvements list, exclusions list, prior inspection reports, insurance premiums, and more.

  • Open Houses: We will plan to list on a Wednesday or Thursday and will host open houses the first weekend. We will host subsequent open houses based on your schedule.

  • Marketing: We will market the home on all home selling websites, including HAR, Zillow, Homes.com, etc., as well as social media sites, including Facebook and Instagram.

  • Weekly Updates: You will receive weekly email updates as well as immediate updates for timely items such as offers or negotiations.
